Families often arrive with one photocopy and three different stories. The trainee’s job is to put the photocopy next to a map and next to the ground. The terms below are the minimum vocabulary for that.
खेसरा (Khesra)
गाँव के नक्शे पर प्लॉट की संख्या। एक खतियान में कई खेसरा हो सकते हैं।
The plot number on the village map. One khatiyan can list several khesra.
खाता (Khata)
मालिक या जोतदार के नाम की पंजी-पंक्ति — किसके नाम कितने खेसरे जुड़े हैं।
The account line of an owner or occupant — whose name the plots sit under.
खतियान (Khatiyan)
अधिकार का विवरण: नाम, पिता/पति, रकबा, किस्म, खेसरा। नकल मांगने पर यही कागज आता है।
The record of rights: name, parent/spouse, area, class of land, plot numbers.
जमाबंदी (Jamabandi)
चालू लगान/मांग पंजी। नाम बदलने के बाद यहीं अद्यतन दिखना चाहिए।
The current demand register. After mutation, this is where the new name should appear.
दाखिल-खारिज (Dakhil-kharij / mutation)
खरीद, उत्तराधिकार या बँटवारे के बाद नाम बदलने की अंचल प्रक्रिया। केवाला अकेला काफी नहीं।
The circle-office process that changes the name after sale, inheritance, or partition. A deed alone is not mutation.
C.S. / किश्तवार नक्शा (Cadastral / C.S. map)
सर्वे का आधार नक्शा। मौके की आकृति इससे मिलान की जाती है।
The survey base map against which today’s shape is compared.
नजरी नक्शा (Nazri naksha)
मौके का आँखों-देखा खाका — दिशा, पड़ोसी, रास्ता, नाप। फाइल में अक्सर यही माँगा जाता है।
An eye-sketch of the spot: north, neighbours, path, measurements.
केवाला (Kewala (sale deed))
रजिस्टर्ड बिक्रीनामा। चौहद्दी और खेसरा पढ़कर नक्शा और खतियान से जाँचना अमीन का काम है।
The registered sale deed. Amin work is to test its plot numbers and boundaries against map and field.
एक कागज से दूसरे तक कैसे चलें
सामान्य क्रम: केवाला या वंशावली → खेसरा संख्या → खतियान नकल → जमाबंदी → मौके की नाप/नजरी → दाखिल-खारिज आवेदन। कहीं एक संख्या नहीं मिली तो आगे का कदम रुक जाता है। कक्षा में हम जानबूझकर “टूटी हुई” फाइल देते हैं ताकि छात्र वही अटकन पकड़ें।
A working order is: deed or family tree → plot number → khatiyan copy → jamabandi → field sketch → mutation application. If a number does not exist at any step, stop and check. That habit is worth more than a certificate slogan.
